If two bids differ, start with their scope. One may include new flashing or a decking allowance while the other leaves those costs open. A lower total is easier to assess when you can see what it buys.

Decking can be partly concealed until tear-off. The proposal can still state how extra replacement will be identified, priced and approved.

A small repair needs its own price

The calculator prices replacement over a roof surface. A localized repair can involve a small area but still require leak tracing, careful removal, flashing and access. Multiplying a patch by a replacement rate misses that work.

When the surrounding covering is sound, the repair can preserve it. Widespread wear or a material too brittle to work with may make replacement the better scope. An inspection answers that condition question before the budget decides the job.

For 1,200 square feet of measured roof surface, this model gives $5,100–$6,900 using the published asphalt range. A 1,200-square-foot house can have a larger roof because of slope, overhangs and attached roofed spaces. Check which measurement a proposal uses.

Is there a cheapest season for roofing?

Schedule and pricing vary by contractor and workload. You can compare available dates for planned work, but an active leak needs attention now. A quiet calendar does not establish a discount, and a storm does not establish the price of your roof.

Does insurance pay the replacement total?

Coverage depends on the cause of loss and your policy. Deductibles, depreciation, limits and exclusions can leave costs with you. The insurance claims guide explains the separate roles of the roofer and insurer; a calculator cannot decide a claim.

Can I compare asphalt and metal using this tool?
